Upon listing your property, I will arrange to have my professional photographer visit the property and acquire 30 shots that will showcase your home to the best of its ability.
Virtual Tour and YouTube Exposure
Your professional photos of your home will be used to create a virtual tour with music to be featured on the MLS and a number of real estate internet sites. Additionally, we will upload on my You Tube site to produce video exposure on the intranet.
Saint Augustine AND Jacksonville Multiple Listing
I will list your property in both the St. Johns County and Jacksonville/Putnam County multiple listing service offering detailed descriptions and the professional 4-color photographs to enhance your listing presents. The listing will provide an extensive list of features and upgrades that put your home above the rest.
I will collect information about your home from you to include a sellers disclosure, survey, elevation certificate if in a flood zone, termite bond, floor plan, list of upgrades, warranties, and utility bills. I will create a binder to show prospective buyers and to give to the future home owner at closing.

Your home will be featured in numerous websites. They will include the standard sites as listed below as well as many local newspaper sites, international sales sites, luxury market sites (when applicable). Additionally these sites are linked to a worldwide internet presence including over 750 real estate related internet sites through Florida Home Realty’s partnership with IDX market information feed.
Social Media Exposure
I have launched a highly professional social media campaign which will present my services and my listings in the most captivating, engaging and interesting manner. Open Houses for the Public and Realtors
Open houses will be conducted to offer maximum exposure for the marketing of your home. For each open house a 4-color ad will be placed in the weekend real estate pages of the St. Augustine Record and it will be posted on Zillow.com and Realtor.com. At the open house I will comparable sales information, maps and literature, as well signs and balloons to draw potential customers in. Attendees are asked to sign a guest book so that we obtain their contact information in order to follow up with them after the event.

A large, colorful and very visible Florida Homes Realty for sale sign will be placed prominently in your yard. I will also include a customized brochure rack filled with 4-color flyers of your home. These flyer are professional quality and will offer all of the pertinent sales features and pricing for your home.

Your home will be included in the American Lifestyle Magazine that I send to my past customers on a bi-monthly basis.
Homes & Land Magazine
I regularly run a full page in the St Johns County issue of Homes & Land Magazine. Your home will be prominently featured in this magazine for the duration of the listing agreement.
Your home will be included as a featured listing in my newsletter which is distributed to a prospect list of 500 each month.
The property flyer produced for your property flyer box is emailed to a database of 960 local realtors that are members of the St. Augustine MLS as well as a datasbase I have built over my 17 year career that currently has over 2000 potential buyers watching the real estate market in St. Augustine
